{"id":3622,"date":"2016-06-04T21:31:07","date_gmt":"2016-06-04T12:31:07","guid":{"rendered":"http:\/\/evergreenhostel.com\/?p=3622"},"modified":"2016-06-04T21:31:07","modified_gmt":"2016-06-04T12:31:07","slug":"hostel-making-story14","status":"publish","type":"post","link":"http:\/\/evergreenhostel.com\/en\/2016\/06\/04\/hostel-making-story14\/%20","title":{"rendered":"Hostel Making Story14"},"content":{"rendered":"<p>Hi.\u00a0 I am Hazuki, the owner of THE EVERGREEN HOSTEL.\u00a0 I\u2019m writing how this hostel was made based on the writings that I had accumulated in the past.<\/p>\n<p>&nbsp;<\/p>\n<p>\u25a0 October 19<sup>th<\/sup>, 2015\u00a0 A design for the hostel came<\/p>\n<p>A design came.<\/p>\n<p>&nbsp;<\/p>\n<p>A design came.<\/p>\n<p>&nbsp;<\/p>\n<p>I felt like jumping for joy.<\/p>\n<p>No matter how much I tried hard to make a design, I could make a rough draft by using an existing design with inserting graphics on Power Point.<\/p>\n<p>I finally got a \u201creal\u201d design by CAD with the help from someone.<\/p>\n<p>Gee, it was so happy!<\/p>\n<p>&nbsp;<\/p>\n<p>Furthermore, the reality of calculating things is totally different when the design is ready.<\/p>\n<p>&nbsp;<\/p>\n<p>\u25a0 October 24<sup>th<\/sup>, 2015\u00a0 Let\u2019s decide the property!<\/p>\n<p>The rough estimate of the two properties came.<\/p>\n<p>&nbsp;<\/p>\n<p>\u201cThey rolled my eyes up into my head.\u201d \u00a0\u2026The moment you certainly experience when you choose a property.<\/p>\n<ol>\n<li>I know. The first rough estimate is absolutely the maximum amount.\u00a0 (Although I understood this, I couldn\u2019t help rolling my eyes back for a while.)<\/li>\n<\/ol>\n<p>&nbsp;<\/p>\n<p>I brought my thoughts back under control and took a cold look at them.\u00a0 The important thing came up to my mind.<\/p>\n<p>The fact that \u201cone property wasn\u2019t extremely cheaper than the other.\u201d<\/p>\n<p>I took it for granted that Property C was much cheaper because it was smaller and you didn\u2019t have to change the use of the building.<\/p>\n<p>&nbsp;<\/p>\n<p>So, I want to choose the property that is a good first impression and in a good location.\u00a0 It confounded my prediction (in a good sense).<\/p>\n<p>&nbsp;<\/p>\n<p>\u201cI want to choose Property B because the shopping street is nice and attractive.\u00a0 Also I could have an image of greeting foreigner guests with whole community.<\/p>\n<p>I like its first impression of the popish exterior and the atmosphere of the interior of the building.<\/p>\n<p>However, changing the use of the building costs much time and money, so I may have to choose Property C in real life.\u201d<\/p>\n<p>I imagined this kind of story to happen.<\/p>\n<p>Well, let\u2019s review the two properties that I saw the other day.<\/p>\n<p>&nbsp;<\/p>\n<p>\u3010Property B\u3011The building has a floor space of 40 tsubo (1 tsubo is 3.3 square meters)<\/p>\n<p>The first tenant of the property was a hair salon and the next was a private nursery school.<\/p>\n<p>The light-colored floor, wall and ceiling of the school remain the same.<\/p>\n<p>Some parts of the property are deteriorated, but I can put in double-decker beds as it is now.<\/p>\n<p>The exterior of the building is light appearance.\u00a0 There is an osteopathic clinic on the first floor.<\/p>\n<p>I\u2019m not sure about the tenant owner\u2019s way of thinking about a lease.<\/p>\n<p>He or she is not in a hurry to looking for a tenant although it is empty for a while.<\/p>\n<p>&nbsp;<\/p>\n<p>\u3010Property C\u3011The building has a floor space of 33 tsubo<\/p>\n<p>The property was once an office and had a stark atmosphere.\u00a0 The carpet of the floor is turned upside down.<\/p>\n<p>I can\u2019t put beds as it is now.<\/p>\n<p>Moreover, the wallpaper is severely deteriorated, so I have to hang new wallpaper in the room.<\/p>\n<p>Property C looks the same as the other ordinary condominiums nearby.\u00a0 There is an office on the first floor.<\/p>\n<p>If you put out the sign outside the building, it may create the atmosphere, but you\u2019ll never know there\u2019s a hostel inside.<\/p>\n<p>However, the owner is very cooperative. \u00a0(He or she doesn\u2019t want to keep the property unoccupied and wants to lease the property as soon as possible.)<\/p>\n<p>&nbsp;<\/p>\n<p>It costs a lot according to the condition of the floor, wall and ceiling.<\/p>\n<p>OK, it\u2019s going to be on your test.<\/p>\n<p>&nbsp;<\/p>\n<p>It costs a lot according to the condition of the floor, wall and ceiling.<\/p>\n<p>&nbsp;<\/p>\n<p>The reason why Property B and Property C have the same amount of estimate is the current condition of Property C.<\/p>\n<p>If not a skeleton condition (it\u2019s a condition with no equipment such as bare concrete, etc.)\u2026<\/p>\n<p>Anyway, I must reduce costs significantly, for more than 30% at the end\u2026\u00a0 (this rolled my eyes up into my head again.)<\/p>\n<p>Though, it\u2019s definite that it is a big step forward.<\/p>\n<p>&nbsp;<\/p>\n<p>And Mr. Miyazaki is kind.<\/p>\n<p>\u201cI\u2019ll make a suggestion by making it a goal to \u25cf\u25cf\u25cf ten thousand yen.\u201d<\/p>\n<p>I got an email from god-like being, Mr. Miyazaki.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Hi.\u00a0 I am Hazuki, the owner of THE EVERGREEN HOSTEL.\u00a0 I\u2019m writing how this hostel was made based on the writings that I had accumulated in the past. &nbsp; \u25a0 October 19th, 2015\u00a0 A design for the hostel came A design came. &nbsp; A design came. &nbsp; I felt like jumping for joy.
