Making Story10"},"content":{"rendered":"<p>Hi. \u00a0I am Hazuki, the owner of THE EVERGREEN HOSTEL.\u00a0 I\u2019m writing how this hostel was made based on the writings that I had accumulated in the past.<\/p>\n<p>&nbsp;<\/p>\n<p>\u25a0 October 8<sup>th<\/sup>, 2015\u00a0 Signed a temporary contract!<\/p>\n<p>&nbsp;<\/p>\n<p>I got a phone call from Mr. N.\u00a0 \u201cThe owner of the property said \u2018it\u2019s not impossible only because it\u2019s a hostel.\u2019\u00a0 I know that there are many things that are not sure.\u00a0 It\u2019s OK with conditions, so I need you to sign a temporary contract in writing.\u201d<\/p>\n<p>&nbsp;<\/p>\n<p>I made it! \u00a0A step forward!<\/p>\n<p>The form of the contract was the original form of the real-estate agent. \u00a0I had to write a brief description of type of business, income and expenditure such as a sales forecast, my career, etc. \u00a0Although it was a temporary contract, I had to get two co-signers\u2019 names.<\/p>\n<p>&nbsp;<\/p>\n<p>The first thing I did was to call my dad.\u00a0 Thank God I told him about starting a new business three days ago.\u00a0 He said to me, \u201cIt\u2019s very nice!\u201d\u00a0 (Maybe it was just because the documents that I showed him was excellent&#8230;)\u00a0 He wasn\u2019t running his own business, but it was surprising that he didn\u2019t oppose to his daughter\u2019s sudden idea of starting a hostel.\u00a0 Maybe that was because I\u2019m his oldest daughter. \u00a0Lol.<\/p>\n<p>As a first step, he kindly agreed to sign his name.<\/p>\n<p>&nbsp;<\/p>\n<p>Next, I asked my husband.\u00a0 Of course he was careful, but he said OK and signed his name, too.\u00a0 I can\u2019t thank him enough.<\/p>\n<p>&nbsp;<\/p>\n<p>No matter how much you had a desire to start a new business, it\u2019s impossible to do it by yourself.\u00a0 You need to consider whether you had supporters (from a legal perspective) if you are planning to run a hostel by renting a place (tenancy) although you\u2019re confident in raising the necessary funding.\u00a0 (I particularly realized it at this late date.)<\/p>\n<p>There are many contracts that you need to close.\u00a0 And they are all important.<\/p>\n<p>&nbsp;<\/p>\n<p>\u25a0 October 9<sup>th<\/sup>, 2015\u00a0 Need to go and see the property!<\/p>\n<p>&nbsp;<\/p>\n<p>I thought that I could begin a negotiation process since I had submitted the form\u2026\u00a0 However, I saw the property on Google Map many times, but I realized that I had never visited it!<\/p>\n<p>I have to move into action in Hiroshima (to check the location such as transportation, to get an estimate of the interior, etc.), otherwise I have no progress at all\u2026<\/p>\n<p>&nbsp;<\/p>\n<p>OK, let\u2019s go to Hiroshima.<\/p>\n<p>&nbsp;<\/p>\n<p>I immediately booked an overnight bus (to Hiroshima) and a LCC airplane ticket (from Hiroshima) for the next weekend.\u00a0 It costs a lot of time and money to work in a remote location.\u00a0 I was impressed by chain hostels.<\/p>\n<p>&nbsp;<\/p>\n<p>I called Mr. N.<\/p>\n<p>\u201cI\u2019m going to Hiroshima next weekend.\u00a0 Can I inspect the property?\u201d<\/p>\n<p>\u201cOh dear, I\u2019m surprised at your sudden visit.\u201d\u00a0 He got confused.<\/p>\n<p>&nbsp;<\/p>\n<p>However, as I would expect of Mr. N, he said,<\/p>\n<p>\u201cBecause you\u2019re coming all the way from Tokyo, I have another property that I want to show you.\u201d<\/p>\n<p>He made an excellent suggestion.\u00a0 Actually it was Property C.\u00a0 The property had a space of just about 100 square meters, which was the right size that you don\u2019t have to change the use of the property. \u00a0It was close and walkable from Hiroshima Station.\u00a0 It was a walking distance of Hiroshima Castle and Shukkeien.<\/p>\n<p>&nbsp;<\/p>\n<p>It costs time and money to change the use of the property.\u00a0 It takes at least a month.\u00a0 I\u2019m not sure how much money it costs because it depends on the property, but I assume it costs additional million yen.\u00a0 There are a lot of technical documents that I have to prepare.\u00a0 By the way, I didn\u2019t guess this amount, a million yen.\u00a0 I made an unreasonable inquiry to the local design offices like \u201cI know you have to conduct a sight inspection, but how much does it cost in general terms?\u201d\u00a0 (I\u2019ve calculated the balances strictly such as how much linen costs, etc.\u00a0 For those small expenses, I use the estimate based on the interviews to the local companies if at all possible.)<\/p>\n<p>&nbsp;<\/p>\n<p>I liked Property B at a glance because the exterior was lovely and it had the large window glass, which gave me an air of openness.\u00a0 However, I had to pay a large amount of deposit and change the use of the property.\u00a0 I had already made a temporary contract for Property B.\u00a0 \u00a0But if the Property C was good after the sight inspection, I might think \u201cwhich property is more easy to open the hostel?\u201d \u00a0I know it\u2019s dull.\u00a0 However, you can talk about your dream but it\u2019s useless if you don\u2019t OPEN the hostel.\u00a0 So, I think it\u2019s important to choose the property that is \u201ceasy to OPEN a hostel and think about the possibility.\u201d\u00a0 Property B and C were both
